
Buncombe County Real Estate Market Update – April 2025
The April 2025 housing market report is in, and Buncombe County continues to show signs of change—some encouraging for buyers and others for sellers. Let’s break down the key highlights from this month’s data, provided by Canopy MLS.
Inventory on the Rise
One of the most notable shifts is the increase in available homes. Inventory jumped by 65.3% year-over-year, bringing the months supply of inventory to 4.8, up a significant 92% from April 2024. This increase in supply could indicate more opportunities for buyers who’ve struggled with limited options over the past few years.
Prices Continue to Climb
Even with more inventory, prices are still on the rise. The median sales price in April hit $500,000, a 5.3% increase from the previous year, while the average sales price rose to $631,452, up 2.1%. Year-to-date, the average sales price has grown 3.5%, and the median price is up 7.9%—showing that demand for homes in Buncombe County remains strong.
Fewer Sales, But Homes Are Taking Longer to Move
Despite the rise in listings (up 27.8% to 602 new listings in April), the number of closed sales dipped by 7.5%, and pending sales fell 18.5%. This slowing pace is mirrored in how long homes are staying on the market. The average days on market until sale increased by 22.4% year-to-date, from 49 to 60 days. The number of days from listing to close also rose slightly to 94 days.
Sellers Still Holding an Advantage (But It’s Softening)
Sellers are still receiving close to asking price, with the percent of original list price received at 95.7%, only a slight drop from last year. However, with inventory growing and homes taking longer to sell, we may be seeing a softening shift toward a more balanced market.
